Hesperia, California (Our Hesperia) – The City of Hesperia is weighing plans for a new StudioRes hotel that would bring 124 extended-stay rooms to a site beside Texas Roadhouse on Mariposa Road. The project applicant, WS California Developer LLC, aims to provide home-style lodging near the I-15 corridor for business travelers and families visiting the High Desert. City planners will evaluate the proposal—known as project SPR24-00019—during an upcoming Development Review Committee meeting.

Proposal Details of the StudioRes Hotel

The applicant, WS California Developer LLC, has submitted plans to construct a four-story, 124-room StudioRes by Marriott on a vacant parcel immediately east of the Texas Roadhouse restaurant. Renderings show a modern façade with interior corridors, a communal kitchen area and fitness center aimed at guests staying longer than a night. The proposed site sits between Main Street and Fashion Court, offering easy access to local dining, shopping and the I-15 freeway interchange. The project file, SPR24-00019, is currently under review by Hesperia’s Development Review Committee, which will consider building elevations, landscaping plans and traffic impact studies.

Extended-Stay Hotel Benefits

Extended-stay hotels like StudioRes cater to guests who need more space and kitchen facilities, often attracting business travelers, relocating families and sports teams. These visitors typically spend more per night on local services, boosting restaurant, retail and entertainment revenue. By offering suites with kitchenettes and workspaces, the hotel aims to differentiate itself from standard limited-service motels in the Victor Valley.

Economic Impact for Hesperia

If approved, the StudioRes hotel is expected to create approximately 50–75 construction jobs and 30–40 permanent service positions in housekeeping, management and maintenance. The City’s Finance Department forecasts that hotel occupancy taxes could add roughly $150,000 annually to Hesperia’s general fund, supporting public safety and infrastructure projects. Local businesses, including restaurants and retailers along Main Street, anticipate increased foot traffic from hotel guests.

Planning Process and Timeline

Project SPR24-00019 was introduced on July 24, 2025, and has since undergone preliminary review by City staff. The Development Review Committee will meet in mid-August to provide feedback on site layout, building design and landscape buffers. If the committee grants tentative approval, the proposal will move to the Planning Commission for public hearings in September, followed by a final City Council vote in October. Construction could begin as early as spring 2026, with the hotel opening in late 2027.

Community Reaction and Local Concerns

Some nearby residents have voiced concerns about increased traffic on Mariposa Road and potential noise during construction. Texas Roadhouse management issued a statement supporting the project, noting that more hotel rooms could drive additional diners to their restaurant. The City’s traffic engineers will require a signal timing study and possible intersection improvements to mitigate peak-hour congestion.

Impact on Hesperia’s Growth

As Hesperia continues to diversify its economy beyond logistics and light manufacturing, new hospitality projects signal growing confidence in the city’s tourism appeal. The StudioRes hotel would join developments in the expanding City of Hesperia, contributing to a more vibrant Main Street corridor. City officials believe that adding quality lodging will help attract conventions, sports tournaments and regional events to Hesperia’s Civic Plaza.
